Pre Sales Inspections

Every Home sale should have a house inspection no matter how old the structure.  Even newly built homes should be inspected.  

The purchase of a home is probably the largest single investment you will ever make. You should learn as much as you can about the condition of the property and the need for any major repairs before you buy, so that you can minimize unpleasant surprises and difficulties afterwards.

Of course, a house inspection will also point out the positive aspects, as well as the maintenance that will be necessary to keep it in good shape. After the inspection, you will have a much clearer understanding of the property you are about to purchase, and will be able to make a confident buying decision.

Pre Listing Inspection

It is a good probability that your buyers are going to conduct an house inspection. You may as well know what they are going to find by getting there first. Having a home inspector perform an inspection ahead of time helps in many other ways: 

  • It helps you to price your house realistically and would allow you to make allowances for potential repairs. (i.e. cash at closing for a new roof)
  • It permits you to make repairs ahead of time so that ...

       -Defects won't become negotiating stumbling blocks later.  

 -With a home inspection you have the time to get reasonably priced contractors or make the repairs yourself, if qualified. 

  • It may encourage the buyer to waive the inspection contingency. 
  • It may alert you of items of immediate personal concern, such as radon gas or active termite infestation. 
  • It may give you a piece of mind that your house is saleable.
  • It reduces your liability by adding professional supporting documentation to your disclosure statement. 
  • It may alert you to immediate safety issues before agents and visitors tour your home.
